Boydell Court is comprised of two refurbished 1960s purpose-built Portered blocks, and the development incorporates 67 impressive properties, including Penthouses, Houses and 1, 2 or 3 bedroom apartments.
All of the apartments are well maintained and have been recently refurbished.

Vehicular access to the property is gained via an electronic barrier to an open area car park.

There is one parking space available for each of the apartments on an unallocated first come first served basis, but private parking spaces and garages are available subject to additional costs.

LETTING INFORMATION & FEES

Independent redress is provided by The Property Ombudsman (TPO).
Where applicable deposits will be protected by the My Deposits  scheme where we are members.

TENANT FEES

Tenancy Agreement: This will include drafting the lease and negotiations to signing and completion of the transaction. £300 Inc.VATReference Fee: Which may include identity checks, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability. £60 Inc.VAT per person

Deposit protection/renewal fee: Lodging tenant’s deposit with My Deposits scheme where applicable and any subsequent renewals of the protection. £60 Inc. VAT

Please note that there may be other associated costs for cleaning, inventory, check in and check out which are charged by SD Management on behalf of third party providers. Our standard practice is that the Tenant bears the cost of the inventory/check in and the Landlord pays for the check out. For reference, the cost of inventory/check-in for a 3 bedroom apartment in Boydell Court is £240 Inc. VAT

AGENT FEES

Commission: we offer a commission structure of 6% (5% + VAT) of the rental amount in the first year of the tenancy; 4.8 % (4% + VAT) in the second year of the tenancy; 3.6% (3% + VAT) in the third year of the tenancy. No further commission will be paid on subsequent years. We pay out commission as we collect, i.e. if we collect rent quarterly, we pay commission quarterly etc. Please note that commission will only be paid on rent collected as and when that rent is paid. Commission is offered to an agent submitting a formal final offer in writing subject to its acceptance in writing by the Landlord.

Negotiator bonus: offered on a discretionary basis to a negotiator who has agreed the rental, paid in line with the break clause.

Please note that should you introduce a tenant for the property that arrangement will be governed solely by our terms and conditions as indicated above and no other commission will be paid.
